"What You Need To Know if You Are Renting"

     One of the most interesting facts about renting is, most people don't realize that they can qualify to buy a home of their own. Today banks and mortgage companies have made owning a home easier than ever. Many plans either help you with the down payment or have no down payment at all. Basically if you have about $500.00 or can borrow it from a relative or friend, you can buy a home of your own. If this is the case, ask yourself, "why am I renting?" Good question, why are you? I'm sure you don't need me to tell you how much money is going down the drain in rent, which could be going toward the purchase of your home. How many years have you been doing this.

     A few years ago I calculated just exactly how much it cost me a month to live in the home I was purchasing for the last 10 years. I took into consideration, that as my home was going up in value, my mortgage balance was going down of course. Well I calculated that if I sold my home, paid off the mortgage, and applied what was left over against the payments that I had paid over those 10 years, it came out that it only really cost me about $135.00 per month to stay in my home over that period of time. That's pretty cheep living!

     You really see the power of owning your own home when you get 25 to 30 years worth of payments into it. Sounds like a long time, but you wouldn't believe how fast that time can fly, then you are starting to think about retirement. Owning your own home can be one of the best savings tools for your future retirement. (as long as you don't keep borrowing against it) Most homes in this area will double in value every 8 to 10 years as an average, so it’s not too hard to figure out what your home would be worth in 30 years. You can build that equity much faster with a 15 year mortgage if you can swing the higher payment.
